I first invested with Bill in 1995 as did several of my friends and relatives. Although Bill and I still argue (amiably) about the timing of the sale of that asset (the partnership projected a 2-year hold, but sold after 30 days)I can't argue with the return we made. As a result, I'm currently invested in 3 TSG limited partnerships and the number of my friends and relatives investing with TSG has grown to 16. As I've gotten to know Bill over the years I've found him to be straightforward, hardworking, trustworty, creative and very smart. He finds opportunities that others miss, does his homework before buying, knows how to structure a deal for maximum profit and then manages to find additional ways to add even more value. His partnerships regularly exceed their profit projections. He's both agressive and conservative, will pass on a deal rather than overpay and always has several exit strategies. He and his skilled staff are pragmatists who know how to work with regulators, city and county officials, environmental and community groups to bring projects to fruition that less creative and flexible developers can't. No matter what stage of the real estate cycle, up market or down, Bill seems to know how to find opportunities and to profit from them. Which is not to say he's infallible. No investment is risk-free and although Bill has a track record that few can match he'll be the first to tell you that he's had a couple that didn't pan out. As always, do your own due diligence. There is no one I'd rather have building my net worth through the complex challenges, risks and rewards of real estate development than Bill Shopoff.
