The Property is anchored by a Bashas’ grocery store, and was 89% occupied to a variety of national, regional and local inline tenants at the time of acquisition. The purchase included a vacant, developable pad within the property which can accommodate an additional 3,500sf to 7,500sf of shop space.

Constructed in 2004-2006, the Property is anchored by Bashas’ grocery store – a leading grocery chain in the state of Arizona. Bashas’ focus is on quality meats, produce and higher end full service deli and bakery. Inline tenants include a mix of local and national branded shops, including Great Clips, Geno’s Pizza, Fat Willy’s sports bar, Sylvan Learning Center and more.

The Augusta Ranch Community is southeast of Augusta Ranch Marketplace and is the East Valley's premier golf club community. The community has over 1,400 single family homes. It is framed by East Baseline Rd on the North, Guadalupe Rd on the South, Crismon Rd. on the East, and Ellsworth Dr. on the West. US60 and Loop 202 access is within 2 miles of the community, making it quick and easy to get to any part of the valley or escape to the mountains of eastern Arizona.  Banner Healthcare is in the process of constructing am 80,000sf medical office building at the northeast corner of the intersection of E Baseline and Crismon, across from Augusta Ranch Marketplace. This facility will add 350 employees and up to 700 visitors a day to the intersection.  Additionally, the developer of The GM Proving grounds, located less than two miles from the Property, recently sold multiple parcels to a development groups who intend to build 3,000+ active-adult, multi-family and luxury homes on the site.
