Park  Villas  at  El  Corazon  is  a  planned  4.8-acre,  70-unit  townhome  community located in the heart of the City of Oceanside, California, the northernmost city in San Diego County. Known as the gateway to San Diego, Oceanside is a classic California beach community with warm, sandy beaches, a historic wooden pier and a Cape Cod-style harbor village complete with unlimited recreation and water sports.  Located just a few miles from the Pacific Ocean, the Project is an excellent opportunity for a builder to provide new housing product in supply-constrained coastal Southern California.   The Property lies just 3 miles east of Interstate 5, the area’s main north/south transportation corridor, and is in close proximity to SR-78 and SR-76 as well.  The Property is also located just ½ mile from the Rancho Del Oro Sprinter Station, which provides light rail access throughout North County San Diego.

Located at the crest of Rancho Oro Drive, between Oceanside Boulevard and Mesa Drive, the Property is currently raw, but will be delivered with an approved Tentative Tract Map and will be rough-graded by the Property’s master-developer post-closing.

The El Corazon Specific Plan Area (“SPA”) is a City-owned parcel of 465 contiguous acres located in the center of Oceanside, bounded by Rancho Del Oro Drive on the east, Oceanside Boulevard on the south, El Camino Real on the west, and Mesa Drive on the north. Once the site of U.S. Silica Mining Company, the SPA is now seen as the future heart of Oceanside, with a vast array of parks, tournament sports fields, hiking trails, commercial, retail and housing planned.  The SPA is currently home to a 20-field soccer complex, a recently- opened nature trail and the El Corazon Senior Center, a six-acre complex designed and constructed to serve one of the area’s largest populations, adults 55 and over.

Located on the east side of the SPA, the Property is relatively flat and open to the area’s cool ocean breezes. The Project is easily visible from Rancho Oro Drive, and will be one of the gateway points to the larger SPA. Existing commercial uses to the east include hotel, restaurant, small business and charter school.

The Property will offer a total of 70 3-story townhomes ranging from 1,708 to 2,215 SF with optional roof-top decks. Product at the Project was designed to honor the architectural heritage of the area by showcasing an Irving Gill theme. In addition, the Project will include 3,000 SF of retail space, envisioned to include neighborhood style retail, i.e., coffee shop or small restaurant, but this space may possibly be used as a sales center and/or Project common area. The Property’s location in the SPA will provide a unique blend of services and open space that is unlike anything else in the City.
