THE OPPORTUNITY

In September 2022, Shopoff acquired 270 acres of vacant land, a former dairy farm, located in an unincorporated part of Maricopa County, Arizona, for $70 million. The site is located in a thriving employment hub with increasing demand for manufacturing space. The City of Mesa has seen tremendous growth in the residential and commercial markets over the past decade.

HOW SHOPOFF IS ADDING VALUE

Since its 2022 acquisition, Shopoff has secured approval for the project to be annexed into the city of Mesa and also secured city approval for a mass grading plan, allowing the project to move into development.

In July 2025, Shopoff secured $52 million in financing from Peachtree Group that will allow the firm to advance this project to the next stage of development, providing funding for grading, off-site street, and utility improvements.

The firm is currently working with the city of Mesa to review and finalize the project’s development plan and product mix. A general contractor has also been engaged.
