THE OPPORTUNITY

In February 2025, Shopoff acquired a 13.75-acre commercial property in Buena Park, California, for $60 million. The property is currently developed with two industrial buildings totaling approximately 370,031 square feet of space. Amway currently occupies the site as part of a corporate sale-leaseback agreement.

The project is located in Orange County, with direct access to a major thoroughfare, Beach Boulevard. It’s adjacent to the Metrolink line and less than a mile from both the I-5 and I-91 freeways.

HOW SHOPOFF IS ADDING VALUE

In partnership with Lennar Homes, the firm has submitted plans to entitle the commercial property for a residential development called ‘5600 Beach Blvd.’ This new community plans to include 231 three-story townhomes and duplexes, offered with four different floor plans, along with 50+ affordable homes available in two floor plans. Planned amenities include a community pool, recreation area, open space and play areas, with enhanced lush landscaping.

The city of Buena Park has shown support for Shopoff’s submitted plans, which are anticipated to streamline the approval process while final engineering and grading permit processes are advancing concurrently. Entitlements are scheduled to be completed by mid-2026. Amway will occupy until the end of 2026, and when they vacate, Shopoff will deliver to Lennar Homes for the construction of the site.
