THE OPPORTUNITY

In 2018, Shopoff secured an option contract on a 6-acre site in Anaheim, which included 19,000 square feet of existing industrial and warehouse space in a prime, centrally located area of Anaheim, CA.

Anaheim presents a quality opportunity for housing development, thanks to its robust local economy fueled by tourism. With over 24 million annual visitors, the city is home to major attractions such as Disneyland, the Anaheim Convention Center—the largest in California—the Los Angeles Angels’ Stadium, and the Honda Center.

HOW SHOPOFF IS ADDING VALUE

Working diligently with the City of Anaheim, in 2020, Shopoff secured entitlements for West Lincoln, a 115-unit townhome development. The project offered future residents convenient access to a wide range of dining and entertainment options, making it an attractive future addition to the local housing market and attractive to homebuilders.

The company’s strong relationship with the City played a key role in the project’s success, enabling Shopoff to acquire additional land parcels and expand the site to a total of 7 acres.

THE RESULT

In late 2020, Shopoff sold the option and approvals to national homebuilder Lennar Homes.

Lennar Homes transformed the site into a vibrant new community of single-family townhomes, completed in 2023. The West Lincoln project features 27 three-story buildings with spacious two- and three-bedroom homes ranging from approximately 1,400 to 1,800 square feet. Designed with modern living in mind, the gated community offers residents exclusive amenities such as a community pool, dog park, and fire pits.*
