THE OPPORTUNITY
In June 2024, Shopoff acquired 55-acres of vacant land in the Inland Empire East region of California, in the City of Desert Hot Springs, for $39.5 million. The property’s location is well-suited for future operations as a logistics center, with direct access to Interstate 10, which connects the Southern California ports to the West region. Additionally, the site is adjacent to top e-commerce and transportation businesses such as Amazon and FedEx.
HOW SHOPOFF IS ADDING VALUE
With existing entitlements in place for industrial use, the project, Tradeway Logistics, aims to deliver a 1,061,090-square-foot distribution/warehouse space, featuring 167 docks and 498 trailer stalls with 42-foot clear heights.
Shopoff anticipates breaking ground in Q4 2025, with the project taking approximately 12 months to complete. The firm will begin marketing the project to potential tenants before project completion.
